Self-directed IRA

Self-directed IRAs are a great way to grow your IRA without the restrictions posed by the normal bank or mutual fund companies. IRS has following to say about IRAs: Retirement Plans FAQs regarding IRAs.

Real estate is one of the best investments you can have, tax-wise, because you can deduct all of your expenses, and when you sell it, you pay long-term capital gains (at 15 percent, much lower than income tax). On top of this, if real estate transactions are performed within a Roth IRA, all profits are tax-free for normal distributions.

See media coverage on self-directed IRA below:

*     Savvy buyers use self-directed IRA to buy homesSan Francisco Chronicle
09/01/2009 Nathan Foran used his self-directed IRA to buy a dilapidated foreclosed house in Richmond for $25,000 cash. Another $25,000 to $35,000 from the retirement account will go toward fixing up the property. He then hopes to rent it out for about $1,000 a month, money that will go straight into his retirement account.

*     Exotic I.R.A.’s: Leaving Stocks and Bonds BehindNew York Times
10/20/2007 It may be surprising, but it is true: No law dictates that retirement plans be invested in stocks, bonds and mutual funds. In fact, the government allows investors to put the money in their I.R.A.’s and Roth I.R.A.’s into almost anything, be it condominiums or airplanes. A growing number of Americans are doing just that, through so-called self-directed I.R.A.’s that steer clear of mainstream investments.

*     Take charge of your IRAmoney.cnn.com
05/30/2007 In fact, as long as you watch out for what the IRS calls "prohibited transactions" (more on that later), almost any type of investment is permitted, from a house to a Hollywood film to stock in a startup company - with the exception of collectibles (such as artwork and jewelry), life insurance and the stock of S-corporations. The good news is that these less-common IRA investments enjoy the same tax benefits on gains that you'd get from investing in mutual funds, stocks and bonds. Should you take a loss, however, you can't write it off.

Sure-fire way to get a loan

(As of October 01 2009)

As the current economic recession and credit crunch deepens, it’s getting harder and harder to obtain a loan or home equity line from normal banks. We’ve found local banks and credit unions being the exception of good sort.

One example is Pentagon Federal Credit Union (800-247-5626). This credit union serves the current military personnel and veterans. All persons with current or past ties to military including army, navy, air force, and marines are eligible, as well as their family and friends as in roommates. If you aren’t yourself nor can find such a friend, then you can make donation to join a military supporting group. Usually a $20 donation would suffice.

After becoming eligible, one becomes a member of the credit union by opening a checking account, which requires minimum of $5.00 deposit. After that all transactions can be performed online, including apply for a credit card, apply for car loan, home mortgage, and home equity loan or home equity line of credit.

The good thing about penfed.org is that they serve the military. Their service is among the best. Also, their finance has not been hit by the economic recession and credit crunch as much as the normal large banks, so their operation is stable.

Services available at penfed.org:

·    Credit card with reward min 1.25%

·    New and used car loan: 3.99% APR

·    Home loan: 3.657% APR

·    Equity LOC: 3.25% APR

·    Investment loans: available
